Please read the following carefully; by placing a booking you are agreeing to these terms and conditions
1 Booking
1.1 The property known as Cubertou (the ‘Property’) is offered for holiday rental subject to confirmation by David and Elizabeth Cutts (the ‘Owner’) to the renter (the ‘Client’).
1.2 A non-refundable booking charge of 25% of the Rental Price is payable when a provisional booking application has been accepted by the Owner and confirmed by the Client. On receipt of the booking charge the Owner shall send a confirmation invoice and statement to the Client; this constitutes the formal acceptance of the booking.
1.3 The balance of the Rental Price is due no later than 6 weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice that the reservation is cancelled.
1.4 Reservations made within six weeks of the start of the rental period require full payment at the time of booking.
1.5 A Security Deposit of 200€, against damage or loss to the property or its contents, is payable with the balance. However, the sum reserved by this clause shall not limit the Client’s responsibility to the Owner. The Owner shall account to the Client for the security deposit and refund the totality or the balance due within 14 days of the end of the holiday.
2 Cancellations
2.1 If the Client cancels a booking:
2.1.2 The Security Deposit shall be reimbursed in full.
2.1.3 The 25% of Rental Price booking charge shall NOT be reimbursed.
2.1.4 Reimbursement of any value of the remaining 75% of the Rental Price that has been paid to the Owner shall be at the discretion of the Owner (this reimbursement shall reflect whether a re-let was achieved, the Rental Price of the re-let and any administrative or banking costs to the Owner).
N.B. The Client is strongly recommended to arrange a comprehensive travel insurance policy – including cancellation cover – and to have full cover for the party’s personal belongings, public liability etc., since these are not covered by the Owner’s insurance.
2.2 If the Owner Cancels a booking
2.2.1 If the cancellation is with respect to the 75% balance of the Rental Price not being paid within the required time then the same terms shall apply as if the Client had cancelled the booking. Therefore all clauses in section 2.1 would apply.
2.2.2 In the unlikely event of the Owner canceling a booking, other than clause 2.2.1, then all payments that have been made with respect to the Rental shall be reimbursed to the Client.
2.2.3 Under no circumstances shall the Owner’s liability exceed the amount paid to the Owner for the rental period.
3 During the Rental Period
3.1 The Owner shall not be liable to the Client for any temporary defect of stoppage in the supply of public services to the Property, nor in respect of any equipment, plant, machinery or appliances in the Property.
3.2 The Owner shall not be liable for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.
3.3 The rental period shall commence at 6.00 p.m. on the first day and finish at 10.00 a.m. on the last day. The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.
3.4 The maximum number to reside in the Property shall not exceed the number stated on booking without agreement of the Owner.
3.5 The Client agrees to be a considerate tenant and to take good care of the Property.
3.6 The Client shall report to the Owner without delay any defects in the Property of breakdown in the equipment, plant, machinery or appliances in the Property, and arrangements for repair and/or replacement will be made by the Owner as soon as possible.
3.7 Bed linen, towels. heating, electricity, gas and water are included in the rental.
3.8 Use of land line telephone or wi-fi is NOT included in the rental.
3.9 Smoking is not permitted inside any of the buildings at any time. Care must be taken by smokers to extinguish cigarette ends completely, otherwise there is a real risk of fire in the summer months.
4. Vacating the Property
4.1 Guests should leave Cubertou in the same clean and tidy condition as they find it. This includes:
- All dustbins emptied, rubbish removed and with new bin bags in place.
- All floors cleaned (bathrooms mopped, other rooms hoovered)
- All Client possessions to be removed please, including food, shampoo, soap, clothes on washing line etc. (Also please check for items hanging behind doors.)
- Cooker and oven cleaned, including oven base trays and base plates.
- Barbeque cleaned (if used)
- Fridges, freezers and cupboards emptied of all food, cleaned, defrosted and ice cube trays filled.
- Coffee makers emptied and cleaned.
- Lavatories, showers, sinks and mirrors cleaned.
- Surfaces dusted.
- Beds stripped and bedspreads folded.
- Garden furniture returned to their original places.
- Outdoor table cloths wiped clean.
- Board games etc. left orderly and intact.
- Washing up machine may be left running (e.g. with final breakfast things).
- Front door locked and keys returned to their original place.
4.2 If the services of a cleaner are required on departure then this should be pre-arranged with the Owner at the time of booking. Failing this, the Owner reserves the right to make a retention from the security deposit to cover cleaning costs if the property is not left in the same clean and tidy condition as it was found.
